  • How do I apply for a property?

    1- Find and click the "availability" tab or button on our home page (top).

    2- Find the desired property you want to apply for, and click the "apply now" button.


  • What are the Application Requirements?

    1. APPLICATION FEE:

    a) Our application fee is $50.00 per application. This fee is non-refundable.

    b) Everyone over the age of 18 must submit an application, with no exceptions.


    2. DOCUMENTATION:

    a) All required documentation must be submitted prior to application review. It is important to note, incomplete applications will not be processed.

    b) A valid form of government-issued identification for all applicants is required.

    c) Proof of Income:

    i. Last 3 months’ worth of paystubs

    ii. If self-employed, 12 months of bank statements showing deposits from invoicing/business management program or 1099.

    iii. New Hires should submit an offer letter on company letterhead.


    3. APPLICATION REQUIREMENTS:

    a) A minimum credit score of 600. Please be advised that the credit score alone is not the only factor in the approval process. Consideration may be made for lower scores.

    b) All applicants must pass a criminal background check.

    c) A valid form of government-issued ID.

    d) Three years of satisfactory past rental history (if applicable)

    e) Landlord or Management references

    f) Contact information for all references

    g) Income that is equal THREE times the monthly rent amount


    4. GUARANTOR POLICY:

    a) A Guarantor may be allowed for income purposes only and not for any other reason such as not meeting the credit and/or criminal requirements. Guarantors do not have leasing rights and only guarantee the financial obligations of the lease. 

    b) Guarantors must submit their own application with all required documentation.

    c) Guarantors must meet the minimum credit score, and all screening requirements and pass a criminal background check.

    d) Guarantors must make an income amount of five (5) times the rent amount in order to be qualified as a Guarantor.


    5. PET POLICY

    PET SCREENING IS A REQUIRED PART OF THE APPLICATION PROCESS FOR ALL APPLICANTS.


    6. AUTOMATIC DISQUALIFICATIONS:

    a) Automatic disqualifications are criteria that will automatically disqualify an applicant from being considered. There are no exceptions or waivers for automatic disqualifiers. 

    b) Evictions within the last 7 years

    c) Past due rental debts of any amount

    d) Open Bankruptcy 

    e) Repossessions within the last 7 years

    f) Arson convictions

     


    A welcoming environment is paramount to all of our residents with or without pets as well as animals. To help ensure ALL of our residents understand our pet and animal- related policies, we use a third-party screening service and require EVERYONE to complete a profile. This process ensures we have formalized pet and animal-related policy acknowledgments and more accurate records to create greater mutual accountability. If you need accommodation in another way, please contact your housing provider.


    THIS IS A REQUIRED PART OF THE APPLICATION PROCESS FOR ALL APPLICANTS to help ensure ALL of our residents understand our pet and animal-related policies, we use a third-party screening service and require EVERYONE to complete a profile (No Pet/Pet/Animal).   • Pet Screening Requirements FOR ALL Tenants (with or without pets)

    THIS PROCESS IS REQUIRED FOR ALL TENANTS WITH OR WITHOUT PETS!


    Before you begin, please make sure that you have all of the necessary veterinary records/documents ready to download.


    Submission of an incomplete screening could result in a denial of your pet for insufficient records/documents. To ensure that your pet has the best chance of approval, please make sure that all required documents are uploaded and submitted with your application. 

    You will need:

    • Pet Name, DOB, Weight
    • Breed type
    • Pet history
    • Veterinarian info & records
    • Vaccination records
    • Renters insurance info
    • Microchip info if applicable
    • ESA/Service Animal documents

    We strive to provide mutual accountability and responsibility for the benefit of all our residents. It’s imperative that ALL our residents fully understand and acknowledge our pet and animal-related policies. This ensures we have formalized pet and animal-related policy acknowledgments and more accurate records to create greater mutual accountability.


    We use a third-party service, Petscreening.com, to ensure all applicants understand how to adhere to the property's pet and animal policies, even if you do not have a pet or animal. All applicants should complete a Pet, No Pet, or Animal Profile.

    PROHIBITED ANIMALS:

    Any animal that has not been screened through our third-party vendor and approved or confirmed to be an Assistance/Service Animal or Emotional Support Animal by Abode Management, LLC. 

    ANY PET THAT IS NOT SPAYED OR NURTURED.

    Unless the parties agree otherwise in writing, Tenant may not permit, even temporarily, any pet (domestic or exotic) on the Property (including but not limited to any mammal, reptile, bird, fish, rodent, or insect. This will include farm animals/livestock on properties that allow them).

  • How do I schedule a self-showing tour?

    Navigate to the "AVAILABILITY" page from the top of our website menu and scroll down to fill out the request form to schedule an appointment. All showings are scheduled by appointment ONLY. 

  • How do I submit a maintenance request?

    Please submit a maintenance request through the tenant portal

    1. From the Home or Maintenance tab, click Request Maintenance.
    2. Enter a detailed description of the issue, upload one or more photos of the item needing attention, give the property manager permission to enter with their key, then click Submit Request.
