  • How do I apply for a property?

    1- Click the Rentals tab or button on our home page (top).

    2- Scroll down to find the desired property you want to apply for, and click the "apply now" button.


  • What are the Application Requirements?

    The $50.00 application fee is non-refundable under any circumstances. By submitting your application, you acknowledge and accept the following:



    You are responsible for confirming that the property is currently available.


    You are encouraged to ask whether any other applications have been submitted for the same unit.


    If you are concerned you may not meet the application requirements, we strongly advise contacting management before proceeding.


    If you choose to apply despite your own potential disqualifications, and your application is denied, you do so at your own risk—no refunds will be issued under any condition.

    Application Screening Criteria:


    Credit:

    Minimum credit score: 600

    (Lower scores may still be considered with additional documentation or a qualified guarantor.)



    Background Check:

    All applicants must pass a criminal background screening.



    Rental History:

    Up to three years of satisfactory rental or residency history.

    Include accurate contact information for landlords or property managers.



    Income Requirement:

    Gross income must equal or exceed three (3) times the monthly rent.


    Guarantor Policy:

    Purpose:

    Guarantors are permitted only for income requirements and not for credit or background issues.


    Guarantors do not receive any occupancy or leasing rights.

    Requirements:


    Must submit a complete application and provide all required documents.


    Must meet the same credit and criminal background standards as applicants.


    Must earn five (5) times the monthly rent in gross income.


    Automatic Disqualifications:


    These criteria result in immediate denial with no exceptions or waivers:


    Insufficient income


    Evictions within the last 7 years


    Any unpaid rental debt


    Open bankruptcies


    Vehicle repossessions within the last 7 years


    Arson convictions


    Incomplete or denied pet screening


    Incomplete application submission


    Pet Screening:

     (Required for All Applicants)


    All applicants must complete Pet Screening, regardless of pet ownership status.

    Before you begin, please have all the necessary veterinary records/documents ready to download.


    Submitting an incomplete screening could result in denying your pet for insufficient records/documents. To ensure your pet has the best chance of approval, please ensure all required documents are uploaded and submitted with your application. 

    You will need:

    • Pet Name, DOB, Weight
    • Breed type
    • Pet history
    • Veterinarian info & records
    • Vaccination records
    • Renters insurance info
    • Microchip info if applicable
    • ESA/Service Animal documents

    We strive to provide mutual accountability and responsibility for the benefit of all our residents. It’s imperative that ALL our residents fully understand and acknowledge our pet and animal-related policies. This ensures we have formalized pet and animal-related policy acknowledgments and more accurate records to create greater mutual accountability.


    We use a third-party service, Petscreening.com, to ensure all applicants understand how to adhere to the property's pet and animal policies, even if they do not have pets. All applicants should complete a Pet, No Pet, or Animal Profile.

    PROHIBITED BREEDS: Akita, Alaskan Malamute, American Bandogge, American Bully, American Eskimo Dog, American Staffordshire Terrier, American Wolf Dog, Bandog, Bullmastiff, Cane Corso, Chow Chow, Dalmatian, Doberman Pinscher, Dogo Argentino, Dogue de Bordeaux, Fila Brasileiro, Giant Schnauzer, Gull Dong, Husky, Malamute, Mastiff, Bull Terrier, Neapolitan Mastiff, Pit Bull, Presa Canario, Rottweiler, Siberian Husky, Staffordshire Bull Terrier, Tibetan Mastiff, Tosa Inu, Wolf Dog Mix, and any mixed breed including one of the above.


    PROHIBITED ANIMALS:

    Any animal not screened through our third-party vendor and approved or confirmed to be an Assistance/Service Animal or Emotional Support Animal by Abode Management, LLC. 

    ANY PET THAT IS NOT SPAYED OR NURTURED.


    Disclaimer:

    Unless the parties agree otherwise in writing, the Tenant may not permit, even temporarily, any pet (domestic or exotic) on the Property (including but not limited to any mammal, reptile, bird, fish, rodent, or insect. This will include farm animals/livestock on properties that allow them).

  • How do I schedule a self-showing tour?

    Navigate to the "Rentals" page from the top of our website menu and scroll  fill out the request form to schedule an appointment. All showings are scheduled by appointment ONLY. 

  • How do I submit a maintenance request?

    Please submit a maintenance request through the Resident Portal


    1. Log in to your resident portal.
    2. From the Home or Maintenance tab, click Request Maintenance.
    3. Enter a detailed description of the issue, upload one or more photos of the item needing attention, give the property manager permission to enter with their key, then click Submit Request.
