• What are the application requirements?

    Before You Begin:

    1. APPLICATION FEE:

    a) Our application fee is $50.00 per application. This fee is non-refundable for any reason.

    b) Please confirm the availabilty of the property before you submit this application.

    b) Everyone over the age of 18 must submit an application, with no exceptions.


    2. DOCUMENTATION:

    a) All required documentation must be submitted prior to application review. It is important to note, incomplete applications will not be processed.

    b) A valid form of government-issued identification for all applicants is required.

    c) Proof of Income:

    i. Last 3 months’ worth of pay history (pay stub)

    ii. If self-employed, 12 months of bank statements showing deposits from invoicing/business management program or 1099.

    iii. New Hires should submit an offer letter on company letterhead.

    d) Pet records.


    3. APPLICATION REQUIREMENTS:

    a) A minimum credit score of 600. Please be advised that the credit score alone is not the only factor in the approval process. Consideration may be made for lower scores.

    b) All applicants must pass a criminal background check.

    c) A valid form of government-issued ID.

    d) Three years of satisfactory past rental history (if applicable)

    e) Landlord or Management references

    f) Contact information for all references

    g) Income that is equal THREE times the monthly rent amount


    4. GUARANTOR POLICY:

    a) A Guarantor may be allowed for income purposes only and not for any other reason such as not meeting the credit and/or criminal requirements. Guarantors do not have leasing rights and only guarantee the financial obligations of the lease.

    b) Guarantors must submit their own application with all required documentation.

    c) Guarantors must meet the minimum credit score, and all screening requirements and pass a criminal background check.

    d) Guarantors must make an income amount of five (5) times the rent amount in order to be qualified as a Guarantor.


    5. AUTOMATIC DISQUALIFICATIONS:

    a) Insufficient income

    b) Evictions within the last 7 years

    c) Past due rental debts of any amount

    d) Open Bankruptcy

    e) Repossessions within the last 7 years

    f) Arson convictions

    g) Incomplete or denied Pet Screening

    h) Incomplete application

    Automatic disqualifications are criteria that will automatically disqualify an applicant from being considered. There are no exceptions or waivers for automatic disqualifiers.


    6. PET SCREENING ~REQUIRED FOR ALL APPLICANTS WITH OR WITHOUT PETS!~

    a) Required for all applicants as a portion of the application process to insure ALL residents understand our pet and animal-related policies.

    b) Create a pet/animal profile or a no-pet profile at https://abode.petscreening.com/.

    c) Appicants with pets are required to answer questions and submit the required pet records.

    d) Ensures we have formalized pet and animal-related policy acknowledgments and more accurate records to create greater mutual accountability.

    Navigate from the home by clicking "Availability". Choose the property that you want to apply for by clicking the "Apply" button under your desired property. 

  • Do you accept Section 8?

    We are unable to participate in Section 8 or other housing voucher programs at this time.
